How to Read Nearby Texas Well Records Before Buying Rural Land

Nearby well records are not a crystal ball. They are a buyer’s first way to separate useful local evidence from county averages, sales talk, and one-neighbor stories before closing on rural Texas land.

A rural listing can say “good water” and still leave the buyer with the wrong question. The better question is: what do the nearby well records actually show, and are those records comparable to the well you need?

Texas has a large public record trail for wells, but the trail is uneven. Some records are recent submitted driller reports with depth, pump setting, use type, and location. Some are older groundwater database records. Some are plugging records that tell you a well existed and was closed. Some older pre-2001 records live in scanned files that are harder to search. A buyer does not need to become a hydrogeologist, but the buyer does need to know how to read the file without flattening it into one bad average.

The buyer-useful habit is simple: start close to the property, sort the records by use, compare depths and pump settings, check whether newer wells look different from older wells, and then layer in the groundwater district and aquifer context. That does not guarantee a successful well. It does keep you from making a land decision from a sales sentence.

Nearby well records are evidence, not a promise. The best use is to identify the local pattern, the outliers, the missing pieces, and the questions a driller, seller, agent, or groundwater district should answer before money changes hands.

First, do not read a county average as a property answer

County averages are tempting because they feel clean. They are also where many rural-water mistakes begin. The same county file may include domestic wells, irrigation wells, public-supply wells, stock wells, monitor wells, environmental soil borings, oilfield support wells, and plugged holes. Those are not interchangeable clues.

TurnKey Wells’ local submitted-driller-report database shows why this matters. Across Texas, the local SDR copy contains 694,920 reports, and 694,507 have a usable total-depth value. The average total depth across that giant mixed file is about 226.5 feet. That number sounds precise, but it is not a useful drilling budget for a tract outside Weatherford, Dripping Springs, Bastrop, Montgomery, or Gonzales.

Even within a county, use type changes the story. In Hays County, local SDR records with usable depths include 3,366 domestic records averaging about 551 feet, but more than 1,000 monitor, environmental, injection, and other non-household records are much shallower or serve a different purpose. In Gonzales County, domestic records average about 343 feet, while public-supply records average about 1,309 feet and fracking-supply records average about 1,192 feet. A single blended average would mislead both buyers.

Use nearby records in the right order

The cleanest first pass is a radius search around the property. Start with a tight radius, then widen only when the tract has too few records nearby. A half-mile or one-mile hit with the right use type can be more useful than a dozen countywide records from a different aquifer setting.

Then sort the records. Domestic wells are usually the closest comparison for a rural home site. Stock wells may help on ranch tracts, but they can have different yield expectations. Irrigation and public-supply wells may show what the aquifer can do under a larger design, but they can also overstate what a household well should cost. Monitor wells and environmental borings often belong in a separate pile because they were not drilled to solve the same buyer problem.

After that, compare the practical fields: total depth, pump depth, reported use, drill date, driller, owner or address clues, plugging status, and aquifer name where available. A cluster of domestic wells around 260 feet tells a different story than three old wells at 180 feet and five newer ones at 500 feet.

Total depth and pump depth are different clues

Total depth is how far the hole was drilled. Pump depth is where the pump was set. The gap between those numbers can say something about design, water-bearing intervals, screen or casing decisions, and how much room the well has below the pump. It is not a simple “water starts here” number, but it is still useful.

For a buyer, the trap is treating total depth as the whole budget and pump depth as a guarantee. A domestic well that is 500 feet deep with a pump set at 280 feet does not mean the next tract can stop at 280 feet. It means the nearby record deserves follow-up: why was it drilled to 500, what interval produced water, what yield was reported, and have newer wells nearby gone deeper?

That is where a property-specific file beats a screenshot from a map. The useful report groups the comparable wells, flags outliers, and separates household evidence from noise.

Look for time trends, not just depth numbers

Old wells can be useful, but they are not always current risk evidence. In some counties, newer domestic wells are deeper because shallow completions became less dependable, subdivisions spread into harder ground, drought changed pump settings, or drillers adapted to local experience. In other places, the newest records may be shallow monitor wells that should not influence a household budget at all.

A good buyer review asks whether newer domestic wells near the tract are different from older domestic wells. It also asks whether plugged wells are clustered nearby. Plugged records do not automatically mean trouble; wells are plugged for many reasons. But a cluster of abandoned or plugged wells around the same road is not something to ignore before closing.

This is especially important around fast-growth counties where rural land, subdivision activity, commercial projects, and drought-stage district rules collide. A tract can look quiet from the road while the record file shows a changing water story.

Read aquifer and GCD context after the nearby pattern

Aquifer names help, but they can also be incomplete or inconsistent across datasets. The TWDB groundwater database often carries aquifer tags, while submitted driller reports may not. A point inside a mapped aquifer footprint still needs local drilling evidence because geology changes at the property scale.

Groundwater districts are the rule layer. They can affect registration, permits, spacing, production limits, drought curtailment, meter requirements, and whether a planned use is treated as exempt. The water right is not the same thing as a cheap, low-risk well. A buyer should check the Free GCD Lookup before assuming the tract can support the intended use.

The best order is records first, district second, driller third, budget last. If you start with a quote before you know the local record, you may ask the driller the wrong question.

A buyer checklist for nearby Texas well records

  • Pull the nearest known wells around the property, then widen the radius only if the first pass is thin.
  • Separate domestic, stock, irrigation, public supply, monitor, environmental, rig-supply, and plugged records.
  • Compare total depth, pump depth, drill date, reported use, aquifer tag, and driller patterns.
  • Watch for newer nearby domestic wells getting deeper than older nearby domestic wells.
  • Look for plugged or abandoned records near the tract, especially if the listing mentions old improvements.
  • Confirm the groundwater district, city or utility context, and whether the intended use changes the rulebook.
  • Ask the seller for well logs, pump invoices, water tests, repair history, static water level, pumping level, and any yield test.

None of those steps replaces a licensed driller, inspector, or lab test. They simply keep the land decision grounded in evidence before the expensive parts begin.

How this changes the closing conversation

A buyer who has read the nearby records can ask better questions without sounding dramatic. Instead of “Is there good water?” ask, “Which nearby domestic wells are comparable, how deep are they, where are pumps set, and do you have the log and recent test for this well?”

For unimproved land, ask whether the seller is making any water claims, whether the tract sits inside a GCD, whether neighboring wells are domestic or something else, and whether a driller has reviewed the local logs. For improved land, ask for the well report, pump record, pressure-system repair history, water-quality tests, and any disclosure related to old or plugged wells.

That is the real value of well records. They do not tell you the future. They give you a sharper closing file and fewer vague promises.

Nearby Texas well records should be read like a local evidence file, not a statewide answer. The most useful records are close to the tract, relevant to the intended use, recent enough to matter, and checked against aquifer and groundwater-district context.

Before buying rural land, start with the records. Then confirm the GCD, ask the seller for well documents, test the water if a well exists, and talk to a qualified driller with the local evidence in hand.
